Selling a home these days begins with a Google search. The days of scouring the Sunday Santa Barbara Newspress are over. Photo ads and brochures, while they are great, they don’t attract buyers. More and more, buyers are coming to Santa Barbara from outside California and in some cases, outside our country. Coming in 1st in one simple, self-created word: be “webtastic”! Having great SEO websites, Web Advertising, Blogging, Twitter, Facebook, you name it is key here. TV commercials and our own dedicated real estate channel (something our company Village Properties offers to our clients) is also an added bonus in that your home is technically open 24/7 and you don’t even have to clean up before a buyer sees it!
Coming in 2nd: Local Social Networking…and I mean in person! We all have people we know looking to buy, sell or just interested in real estate. These people are friends with people that are doing just the same. The possibilities are endless and in our small town, word travels at light speed. It is very important to spread the word about your property. I can’t tell you how many times the “telephone game” actually was successful in selling many of my Santa Barbara home listings. True to that fact is that many of our homes sell before they even hit the Santa Barbara MLS so it’s very important to be “connected” to the local Santa Barbara real estate community as well as be “connected” to the wonderful, world wide web…or shall I say the wild wild west? That, it has become.
In Santa Barbara this Fall, we have seen an uptick in properties going into escrow. Just this past week, pending south coast sales went up an astonishing 30%. This is great news for sellers when we have officially entered a time where we historically see this seasonal slow down in Santa Barbara sales. The even better news for sellers is that there is less competition right now. We never have enough supply to meet the demand.
